New Mortgage Loan Product

The 5/5 ARM loan.

New product available for members who reside in Riverside and San Bernardino counties.

Product Details

  • Loan Type: Adjustable rate loan, where the initial interest Rate is fixed for five years, and then adjusts every five years based on an Index and Margin.
  • Index: 5 year Constant Maturity Treasury rate (5yr CMT).
  • Margin: 2.75% over the 5yr CMT.
  • Interest rate:

§ Initial interest rate: see BEFCU’s rate sheet.

  • Adjusts every five years based on the 5yr CMT.

§ Fixed for five years; subsequent adjustments are fixed for five years.

  • Floor Rate (the lowest rate for the loan): the Initial interest rate.
  • Adjustments:

§ First adjustment: max increase: 2% over Start Rate.

  • Second and all other adjustments: max increase or decrease 2%, based on loan’s current rate at time of adjustment; rate cannot fall below the Floor rate.

§ Max interest increase over term of loan: 5%.

  • Prepayment Penalty: None—loan can be paid off at any time without a penalty.
  • Max Loan Amount: $647,200.
  • Product availability: only members who reside in Riverside and San Bernardino counties.

Letter to Credit Card holders

Dear Member,

Bourns Employees Federal Credit Union (BEFCU or the Credit Union) embarked on a journey last year to improve its technology so that members would have more services to select from and a better experience.

The Credit Union has almost completed this change over but we have one more transformation to make. We are moving our credit cards from a third party provider to in-house. This means you will no longer need to log into a third party system to check your credit card balances or payments. However, this change does require the Credit Union to re-issue, a new credit card with a new credit card number to all members who have a BEFCU current credit card.

What does this mean to you as a BEFCU credit card holder.

  1. The Credit Union will issue you a credit card with new credit card number(s). You will be receiving your new card(s) during the week of September 26, 2022. Programing requires each cardholder to receive a unique card number.
  2. You will need to activate your new credit card; to activate your new card, just follow the information sent to you with your credit card.
  3. Your current credit card will stop working on October 09, 2022.
  4. You need to activate your new card on or after October 10, 2022. Use this card going forward. Your old card will no longer work.
  5. Member Action: If you have automatic charges tied to your current credit card, you will need to inform the  merchant/vendor of the change in your card number. If you have a recurring charge that takes place between the 7th-10th of October we recommend you change cards for the charges/transactions or cancel the recurring charge and reset it once your new card is activated.
  6. Member Action: Any automatic payments made from a non-BEFCU financial institution to the credit card will process as normal through October 6, 2022. Any scheduled payments from a non-BEFCU financial institution after October 6th will need to be updated with your new account number and loan ID which can be found in online banking or on your October credit card statement. Payments can also be mailed to Bourns EFCU; 15445 Eighth St., Victorville, CA 92395.
  7. Any automatic payments withdrawn from your BEFCU account will continue as normal.
  8. The new credit card is contactless, it will allow you to do “Tap and Go” or you can insert the credit card into a card reader as you currently do or swipe it, if that is all the merchant allows.
  9. You will receive your last credit card statement with your old credit card number in September 2022.This credit card statement will have all purchases and payments from August 20, 2022 to September 18, 2022.
  10. You will receive your new credit card statement in October, 2022. Your new credit card statement will have all purchases and payments from September 19, 2022 to October 16, 2022. (Please note, with your new credit card statement, your member number and loan ID, will replace your card number).
  11. VISA online access (ezcardinfo.com) will be discontinued. To view your account transactions and statements, you will use BEFCU online banking or the My BEFCU mobile app. Member Action: Please download your statements online if you wish to record keep them. They will not be available after October 6th. 
  12. Your rewards program will not change. ScoreCard Rewards is a robust rewards program and offers one of the best rewards programs available in the Industry. Your access to Score Card Rewards will also now be through online banking and/or My BEFCU app.
  13. Your interest rate will not change.
  14. Your due date will continue to be the 13th of each month.

As a thank you for your time and effort to assist the Credit Union in making this change successful, the Credit Union will issue all credit card holders 500 points on October 3, 2022.

Activating cards: You may activate your debit card by calling 855-201-6849 option 5. Please have your debit card number and member number. You may also activate your card via the online banking account.

Avoid Foreclosure!

The following are suggestions to consider if you are facing the possibility of foreclosure.

There may be options available for you, which can help you avoid foreclosure.  Some suggestions are:

 1. Do not ignore letters or telephone calls from your lender(s).

 2. Contact the your lender(s) immediately.  (This includes Bourns Employees Federal Credit Union.)

 3. Contact a HUD-approved Housing Counseling Agency toll free at (800) 569-4287 or TTY at (800) 877-8339.

 4. If your loan is with Bourns Employees Federal Credit Union, please call us at (888) 456-3503 and ask for the Real Estate Loan Department.

 5. Consider the following possibilities if you are delinquent or otherwise in breach of your real estate loan.

                A.  Pay the amounts past due on your account.

                B. If you are able to make your current monthly payments and some of the past due payments, we may be able to enter into a workout arrangement with you.

                C. Consider selling your property.  It is possible that we may accept a short sale payoff.  Again, it will depend upon a number of factors and your particular circumstances..

                D. Consider surrendering the property through a Deed in Lieu of Foreclosure.  Again, whether this is an option will depend upon a number of factors.

                E. Even if you are unable to make your full payments, please contact us so that we can explore with you any possible accommodations we can make.  What, if anything, we can do for you will depend upon a number of factors.

 

6. Whether you are eligible for any of the above options will depend on your particular circumstances.  Please pull together the following documents and information and submit them to us, so that we can discuss which of the options, if any, are available given your particular circumstance. You can fax a copy of the documents you want us to consider to (951) 602-6562, email them to befcu@bournsfcu.org, or mail them to Bourns Employees Federal Credit Union at 1200 Columbia Ave., Riverside, CA 92507.

  • Last two (2) tax returns. (If you have not yet filed your tax return for last year, we will also need all of your W-2s, 1099s, and 1098s.
  • Last to months of pay statements if you are an employee.
  • A profit and lost statement for the year to date if your are self employed or own any interest in the company you for which you work.
  • Last two (2) months of financial institution statements.
  • A hardship letter.
  • A letter signed by anyone who is going to help you make your loan payments.
  • An updated loan application.  We will provide you a link to access the form, email it to you, or fax it to you, upon request.
